There are a number of 55+ communities located in Citrus County, Florida.  The info provided here will  give you an idea of the lifestyle associated with these communities.  First, the Federal government (HUD) has guidelines that must be followed in order for a community to prevent families with young children from taking up residence.  The Florida Commission on Human Relations (FCHR) provides some information about these requirements and includes lists by county of those communities in Florida that claim they meet the federal requirements.  Click on the link for more info.  And, it's important to understand that a community may meet the requirements but not be listed on the FCHR Website.  For details on the deed restrictions for subdivisions in Citrus County, use the link to the Clerk of the Court Website.  Click on OFFICIAL RECORDS, then fill in only two areas in the form that comes up.  You need only select the subdividion from the menu, then the type of document, which is RESTRCTN.  A list of recorded restrictions for that subdivision will come up.  You may save or print these documents in several formats.  And, here are brief descriptions of several of the most popular 55+ communities in Citrus County, listed in alphabetical order. 

 

ARBOR LAKES   Arbor Lakes is located in the north eastern section of the county, about 15 miles southwest of Ocala.  It consists of about 380 lots, most of which are built and occupied.  This is a gated community, with a manned guardhouse during business hours and accessed with a "clicker" after hours.  All homes in this community are Concrete Block Stucco single family residences.  About one fourth of the residences are classified as 'villas', which means that most of the outside maintenance is handled by the Home Owner's Association, for a maintenance fee.  All Utilities are underground, and this community has public water and sewer as well as sidewalks and streetlights.  Amenities include a lakeside park on the Tsala Apopka Chain of Lakes with boat launch, BBQ area and fishing pier as well as a clubhouse with full kitchen, meeting rooms, pool table and exercise room.  Also, there is a tennis court, shuffleboard lanes and a swimming pool.  Usually, there are about ten homes on the market.  Most are 3/2/2 configuration with an average of around 1600 Air-Conditioned square footage.          (page under construction, more info to follow)
